Residents’ responsibilities (Inside the Suite)

1. ERV Filter (located in the washroom ceiling openings). They need to be cleaned at least twice annually to keep them from clogging up.

2. Air filters (located in the living room wall or in bedrooms). They need to be cleaned at least every 3 months.
Video/pictures for filter cleaning are available after the demonstration by a contractor this month. Contact Management Office if you want them.
Heating in your unit must be left on to at least 10*C or 50*F when away. Less than this will risk your pipes freezing and may burst which will not only impact your suite but common element damage, and the owner will be held responsible for all of these damages.

3. Humidity: It is important to adjust your humidity control properly. This will keep your floor from getting damaged as well as your windows from frosting and getting damaged in the winter.

4. Use of charcoal or gas BBQ on the balconies or patios are not permitted.

5. Insurance:
It is advisable for every suite owner to have his/her own insurance policy to cover the inside elements of the suite and all property housed within as well as third party liability.
The corporation insurance only covers the external or common elements of the building.

Rules, Regulations, and Awareness

1 South Entrance: Please refrain from using this as construction outside has not been completed. Usage will be at your own risk. The Corporation will not be held liable.

2. Parking:
a) Please park within your space and thus not interfering with your neighbour’s ability to park .
b) Please do not park in Visitor Parking or someone else’s spot
Visitor Parking: Every unit is eligible to receive 2 nights only per week for their visitor(s) to park.
Guest Suite rental Parking: Permit will be issued for one spot for the entire period of stay.

3 Fire : We do not have a Public Announcement (PA) system. When the alarm sounds please walk calmly and orderly down to the Lobby using the stairs — NOT the Elevators.
Please do not pull the fire alarm unless there is a fire. For improper use of fire alarm devices, person or his/her guardian is responsible for the cost of dispatch of fire trucks. It may cost the person more than $1,000.

4 Amenities: The use of the facilities in these buildings is a privilege not a right. If rules are broken and/or if after security has requested compliance and issued a warning that is ignored, the responsible unit’s residents will be disqualified from future usage. Any damage to the common areas (including Theatre, Party Room, Gym, Virtual golf room, Lobby etc.) will be assessed and charged to the unit owner and/or resident.

5 Dogs: The Markham by-Law requires that: a)They need to be on a leash & b)Poop n Scoop. Please check the Condo’s Pets Rules and Markham City By-law Information.

6 Smoking: Please do not throw your cigarette butts off your balconies. This may give rise to a fire hazard and/or hurts someone below. Use the urns around the property outside. Keep our community clean.

7 Window Cleaning: For this year, window inspection has not yet been passed for the Corporation to permit window washers to do the cleaning. You will be kept informed when we have this passed.

8 Garbage/Recycle:
Please do not leave your garbage in the garbage chute room.
Ensure that your garbage is pushed through the flap down the chute.
No cardboard boxes down the chute.
Bring your cardboard boxes and oversize garbage to P1 Level Parking Spot # 80.
Separate your recycle materials from garbage.

9 Service request form: Please complete the service form and log it in with the Concierge’s Desk should you identify any issues. Management will then provide you with services, directions and/or options These forms are available at the Concierge’s as well.

10. Fobs: ONLY 2 key fobs and 2 access cards are issued to each unit. If a replacement is required, management will supply a new one (after deactivating the previous) at the cost of $50. This fob is warranted for 3 months only from manufacturing defects.

11 Contact Information: Please give management any changed contact information, car license number, and email address. This information is important and necessary for emergency reasons.

12 Lockers & Bicycle Room: Please note that any damage from fire, water etc due to negligence of owner/resident will be charged back to that owner/resident. The Corporation and/or management will not be responsible for any loss of damage to the residents’ possession.
